Before we switch the out-of-office on – a short reflection on 2025 & sharing our plans for 2026

The week before Christmas is a strange one – half-quiet, half-chaotic. Diaries are winding down (with project meetings making way for Christmas networking events), and it may feel like the first real chance all year to pause and reflect on the year.

For EiP, that pause has been important. 2025 has been a year of momentum and evolution - not just in what we’ve delivered, but in how we support the industry. What began as a consulting-led practice has grown into something much bigger - a platform focused on building long-term capability in real estate financial modelling, investment analysis, and confident decision-making.

As the year comes to a close, it felt like the right moment to reflect on what we’ve achieved - and to share what’s changing as we head into 2026.

For us, 2025 has definitely been a year of movement! We worked with brilliant clients and freelancers, collaborated with partners who elevated our thinking, and built tools and training that are already shaping capability across the industry.

Most notably, we launched:

  • The EiP Academy - home to a fast-growing community of both aspiring and established real estate professionals, mastering real estate financial modelling with live support, and real-world cases.

  • The EiP Model Library – a core resource for teams and individuals who need clean and reliable financial models, helping them to work faster, model smarter and close more deals with confidence.

These platforms have set the foundation in how we support people - not just in delivering the work, but more importantly, in understanding it.

While our 2025 numbers aren't everything, they do tell a great story.

  • £746k in financial assets modelled

  • 200 students trained through the EiP Academy

  • 15 real estate businesses supported from acquisitions to equity raises

  • 8 webinars and 2 full-day training sessions delivered

These stats represent something really meaningful:

  • People gaining confidence

  • Teams making better-informed decisions

  • Real estate professionals finally feeling fluent in the numbers that shape their deals

Our reflection on the real estate market

This year has been a year of recalibration for the real estate market. After a prolonged phase of uncertainty, pricing expectations are adjusting, and activity has begun to stabilise (not without challenge, but with better clarity than previous years).

As we head into 2026, the broader outlook for UK real estate remains quietly optimistic, rather than pessimistic. Conditions are more settled, but deals are still complex, with outcomes varying widely by asset type and sector. This is exactly why financial modelling has become increasingly essential. With pricing, demand and risk differing across every opportunity, the ability to test assumptions, stress-test outcomes, and build confident investment cases isn’t just useful anymore… it’s a competitive advantage.

EiP’s New Direction for 2026

Based on the last year and the market ahead, we have taken the decision to shift our service offer in 2026.

From 2026 onwards, EiP will no longer be offering consulting services.

Instead, we’re focusing entirely on:

  • The EiP Academy

  • The EiP Model Library

  • Targeted advisory and training

Why? Because these tools reach more people, support more teams, and raise capability across the entire industry - not just on a single project at a time.

And this shift isn’t just organisational… it’s intentional.

Real estate is evolving. Deals are more complex. Investors expect stronger analysis. Teams need capability, and not just outputs.

The industry needs people who truly understand financial modelling, valuation, and investment logic, and we’re building the platforms to support exactly that.

A new year. A clear direction.
