Hi, I'm Lucy Gordon.
I'm the founder of Excel in Property. Throughout my career in commercial property, I’ve modelled deals, analysed investments and seen first-hand what separates people who can do the work from those who are trusted with more.
I didn't start out as a natural modeller. I remember sitting in maths class feeling totally lost, like everyone else just got it. Once I worked out how it all fitted together, everything changed. If you understand the logic, you can take control of the model, the deal and your decisions.
That's the thinking behind Excel in Property: practical, real-world modelling, not academic theory.

Frequently asked questions
What is the difference between Tier 1 and Tier 2?
Both give you the full Academy for 12 months: all nine courses, the Model Library, the community portal, student roundtable calls, real-world case studies and every new course and resource. Tier 2 adds the personal layer: a personalised career roadmap, six one-to-one sessions with Lucy across the year (the first is your roadmap session), and live group sessions, which are either a Q&A or a guest expert.
Do I get instant access?
Yes. Access is sent to you by email as soon as your order is confirmed.
Is this a course I do on my own?
The training is self-paced, but you aren't on your own. You get a community portal to ask questions, share your wins and meet other property professionals, and roundtable calls hosted by other members. With Tier 2, you also get six one-to-one sessions with Lucy and live group sessions.
Do I need to be good at Excel?
No. Excel Foundations is a beginner course, and the Academy is built for every level, from beginners to experienced professionals refining advanced investment and development models.
How much time do I need?
The Academy is self-paced and on demand. Some students spend one to two hours a week, others more.
Does it count towards CPD?
Yes. All EiP Academy training can count towards your formal CPD hours, and the hours are shown on each course page. APC candidates, chartered surveyors, valuers and analysts use it for their professional development.
Will I get a certificate?
Yes. Each course ends with a certificate of completion that you can add to your CV or LinkedIn profile.
Can my employer pay?
Yes. Many students use company training budgets. Businesses can request an invoice, payable within 21 days, and access starts once it is paid. Each licence is for one named person and can be reassigned if that person leaves.
Do I need a Windows computer?
The courses, models and downloads are designed for Excel on Windows, and may not work as shown on a Mac or other devices.
Is it relevant to UK commercial property?
Yes. It is built for commercial real estate professionals, with a focus on UK and European markets. It is online and open to students worldwide.
I've tried YouTube and other courses. How is this different?
Scattered videos teach individual formulas. The Academy gives you a structured path, professional models to learn from and a community of people doing the same job. It teaches how you think and how you operate as well as how you build.
Do I get new courses?
We add new courses and resources from time to time. Any we add while your membership is active are included at no extra cost. We can’t promise specific new content or dates.
Can I use the models in my work?
No. The models in the Model Library are for learning only and are not suitable for commercial use, and Excel in Property accepts no liability or responsibility for their use. They remain the property of Excel in Property at all times.
What happens after 12 months?
Your access to the courses and the Model Library ends, and nothing renews automatically. You can renew at the price and on the terms in force at that time. You may keep any models you have downloaded for your own learning, but you must never use them commercially.
Can I get a refund, or pause my membership?
Because you get access straight away, we do not offer refunds once your order has been accepted. Memberships cannot be paused or extended. Please see our Terms and Conditions for full details.
How can I pay?
You can pay in full, or in 12 equal monthly payments. The payment plan is a commitment to pay the full price over 12 months, and it does not renew.
What support can I get if I'm stuck?
Ask in the community portal, where other members and the EiP team can help, or bring it to a student roundtable call. With Tier 2, you can also take it to your one-to-one sessions with Lucy.
Is it just videos, or do I get to practise?
Both. Each course includes models to download and practical case studies, so you build and check real-world examples yourself rather than only watching.
Is the training CPD accredited?
We have chosen not to pay for formal accreditation, but the training still counts towards your CPD as structured learning. Most professional bodies let you record relevant learning yourself, so please check your own body's rules.
Can I get team access for my colleagues?
Yes. Each licence is for one named person, so every colleague gets their own login and progress. Email [email protected] and we will set it up.
I am already a member on a monthly or annual subscription. What happens to me?
You can stay on your current subscription and cancel at any time, and you will keep access to everything in the Academy. If you would like to move up to the Career Accelerator, you pay the difference between the Tier 1 price and the Career Accelerator price at the time of the upgrade, plus any applicable VAT, and your 12 months start from the date you upgrade.
